The whole interior you have to furnish and equip, not the bedrooms alone. Every room a guest can open the door to needs lighting, seating or storage, so the furnishing line tracks the footprint more closely than the bedroom count does.
Sofas, beds, tables, chairs, storage, rugs, lamps, art and window coverings, spread across the space. Furnishing to rent is different from furnishing to live: pieces get handled by strangers weekly, so durability costs more up front and less over five years. Price a room or two at real retail before you trust any per-foot rate, including ours.
Anything the unit does not already have: fridge, cooker, microwave, dishwasher, washer and dryer, plus the full kitchen kit of pots, pans, crockery, glassware, cutlery, knives, coffee gear and small appliances. Set the white goods part to zero if they come with the property.
Mattresses and protectors, plus at least two or three complete sets of sheets, duvets, pillows and towels per bed so a turnover never waits on a wash. Linen is a running replacement cost as well as a startup one, because it wears and it walks.
Televisions, streaming devices, the router and any mesh nodes, installation of a business-grade internet line, and a noise monitor if your city or your building expects one. Guests rate connectivity heavily, so this is a poor line to trim.
Keyless entry, a lockbox, exterior cameras pointed only at entrances, smoke and carbon-monoxide alarms, a fire extinguisher, a first-aid kit and any window or stair safety work. Some of this is a licensing requirement rather than a choice, so read your city's rules before you buy.
Paint, flooring patches, plumbing and electrical fixes, blinds, deep cleaning and the small jobs an inspector or a first guest will find. A unit that was fine to live in is rarely finished to the standard a photographed listing needs.
