The concrete floor is a real choice, not a given. Many pole barns keep a gravel or compacted dirt floor for equipment, hay, or livestock, and pour concrete only in the bays that need it. Because the slab is priced by the foot across the whole footprint, it is one of the larger swings in the total: leaving the floor as gravel drops it entirely, while a thick slab rated for heavy machinery adds the most per foot of any floor option. Set the slab rate for the floor you actually want rather than assuming concrete throughout.
The doors are priced by the opening, and they add up fast. A pole barn earns its keep through wide access, so a large drive-through overhead door, sliding doors on the gable ends, and a walk-in entry are common, and each is a separate cost that does not scale with the footprint. A plain enclosed barn with one man-door sits low on this line; a workshop or equipment barn with several bays and big doors sits well above the default. Count the openings you need rather than trusting a shell rate to carry them.
The shell rate climbs with height, span, and the loads. A taller wall for a camper or a hoist, a wider clear span with no interior posts, and a heavier snow or wind rating all raise the post-frame rate per foot. That is why the shell rate is yours to set: the same footprint can sit at the low or the high end depending on how tall and how strong the building has to be for its use and its climate.
